Build your home with ICF construction solutions.

ICF walls, floors and ceilings provide quiet insulation from noise pollution while also providing safety during natural disasters like earthquakes, fires or flooding.

Furthermore, they're energy efficient because when combined correctly these materials actually keep your house cool on hot days.

The safety, permanence, resilience and energy efficiency of walls built with insulating concrete forms can’t compare to the outdated design that is traditional wood-frame construction.

Why Build With Insulating Concrete Forms

Top ICF Construction is a full service General Contractor specializing in residential construction and commercial construction all over Georgia. We are a distributor and installer of Insulated Concrete Forms

Insulated Concrete Forms (or ICFs) are forms or molds that have built-in insulation for accepting reinforced concrete.

Concrete is poured between the panels and the forms stay-in-place creating a wall system that is energy efficient, disaster resistant and sustainable.

ICF can be used to build any structure and any design.

Our crews work with ICF pre-formed concrete forms to help make the installation process a little easier. ICF saves time during foundation development because they are ready-to-be laid blocks for base and wall construction, also providing great insulation value on both sides of our buildings.

It also has the best structural value of all insulation types which makes it perfect if you're looking to save energy costs in the long run.

We offer full service from foundations all the way up to roofs!

We'll provide everything you need from foundation to roofing so that every part of this process will go smoothly.

Withstands most earthquakes

Nothing blows through reinforced concrete. Concrete Structures are safe and durable construction materials during earthquake

Easily adaptable to any design

Reinforced concrete is a reliable building material that has been proven to be extremely durable. ICF wall systems give you the ultimate in innovative design, and allow for reinforced concrete floor and roof supports with ease of installation.

We offer solutions for projects of any size or complexity

High Protection Against Tornadoes and Hurricanes

If the rage of storms continues to increase as it has, there will be a lot more risk for those living in areas that have never had severe weather. The ICF walls provide protection from these dangers and are stronger than other materials because they're made with cement and concrete instead of just drywall or plywood.

ICF walls withstands wind speed over 100 mph

Safe and Healthy

ICFs are your solution for a healthy environment. With ICF there's no wood to rot or mold! With its termite and pest resistant exterior as well as having two-hour fire ratings, it is perfect for every homeowner who wants to keep their family safe during storms of the future.

Offers grater insulation than wood homes

The exterior wall envelope is made up of an insulation and a structural panel, which means there will be absolutely no drafts or cold spots within the home's interior. Homeowners have commented on how constant temperatures stay at their homes due to this tremendous thermal mass that prevents temperature peaks from becoming too extreme in the winter time or summer months as well!

Superior Energy Efficiency

Homes built with ICF exterior walls are responsible for 44% less energy to heat and 32% less energy to cool than comparable frame housings. Consequently, your HVAC systems can be downsized.

They have special properties that allow for heat and cold retention in homes built with them - this means reduced consumption of fossil fuels as well!

Protection Against Fire

Withstands more than 2 hours of continuous fire

Quiet

Your building will be completely insulated from outside noise. Are you building near train tracks, airports or highways? Maybe all the outdoor noises are distracting and your neighbors lawn mowing is driving you crazy.

Using concrete versus wood, as seen in traditional homes, eliminates insect infestations, rotting wood and water damage.

We are proud of our custom homes. That’s why we feel comfortable sharing our beautiful and unique home plans with you.

Frequently asked Questions:

When one door of happiness closes, another opens, but often we look so long at the closed door that we do not see the one that has been opened for us.

Why should I build my home using ICFs?

ICFs make homes and buildings stronger, more sound resistant, and environmentally sustainable than any other construction method.

You'll never want to live in a building made from any other material once you see the benefits of an ICF home.

How do homeowners benefit from using ICFs?

Houses built with ICF walls have a much evener temperature throughout the day and night. They are also resistant to earthquakes, tornadoes, hurricanes, floods... The rigidity of concrete construction reduces flex in floors which cuts shifting and vibration from force winds or slamming doors - making homes stronger against these forces when compared to wood houses.

ICF walls are so acoustically sound that they reduce exterior noise by one-sixth. That means you can enjoy peace and quiet without sacrificing heating or cooling efficiency, all because ICFs save 30% on energy costs!

In addition, ICF homes can be completed with almost any interior and exterior finishes. With a variety of shapes as easy to build as wood-frame structures, it's no wonder why so many people are switching over! The initial cost for this type of building is reduced by up to $1,000 due the installation of smaller heating/cooling equipment. In fact some interesting effects such as curved walls or frequent corners can make your home even more unique and less expensive than traditional construction methods

Isn't it hard to remodel an ICF home?

With the right skills and a little elbow grease, it is possible for contractors to cut openings into an ICF wall. Most tool rental stores rent out concrete cutting saws for this job that will make your remodeling project go much more smoothly!

How energy-efficient are ICFs for my home?

It's estimated that a typical 2000 sq. ft house will save an average of $200 in heating costs and $65 on air conditioning each year with ICF exterior walls- saving you money, while also helping the environment

It is estimated that houses built with Insulated Concrete Forms (ICFs) exterior walls require 44% less energy to heat and 32% less energy to cool than comparable wood frame homes.

This means both higher savings for homeowners as well as lower environmental impact from reduced CO2 emissions into our atmosphere! The more square footage your home has, the bigger this benefit becomes: estimates show larger sized homes can see up to 70%-80% reductions in their annual HVAC usage when building out of ICF

Not only does the low-emissivity on ICF walls mean your home will be warmer in winter and cooler in summer, you'll also save a bundle on heating bills AND cooling costs. Plus with no air leaks or drafts coming through cracked windows during hot summers to cool off those rooms that are hotter than others, energy efficiency never looked so good!

Are ICF buildings safer than wood-framed buildings?

ICF buildings are 8.5 times stronger than wood-framed buildings and can withstand severe weather such as hurricanes and tornadoes better. This makes ICFs safer for people who live in areas with high winds! Most of them also have a 2-hour fire rating which is way more than the 15 minutes that most equivalents homes built on wood structures!

What about rot and mold issues?

The idea of reducing the amount of air infiltration and loss in a home is an excellent one, but it can be difficult to do with wood stud walls. Air gets trapped inside open cavities when builders seal them closed for instance using caulk or tape so that moisture cannot penetrate to rot out both drywall and insulation from within.

ICFs are a great option for people who want insulation that prevents moisture from penetrating the wall. ICF walls have closed-cell foam, which makes it impossible for water to seep in or out of the structure.

The ICF structure is a great way to make sure your home stays mold and mildew free. The foam, steel reinforcing bar, and concrete all add up to having little or no moisture travel in the wall as they are inorganic materials, which means that you don't have much of a chance for those pesky molds as well!

How much do ICF walls cost?

In 2020, the last edge that lumber had over ICFs has vanished into thin air with prices soaring. The only option for builders and building owners is high-performance materials like concrete and ICF - which will save them money in the long run!

With the cost of softwood lumber skyrocketing, homeowners are looking for ways to save money. One technique is using ICF walls made with concrete and insulation instead of wood framing studs or plywood sheathing. These types of materials have largely followed inflation pricing over time so your bottom line will be just as good while protecting our environment from deforestation.

ICF walls have always been superior to lumber when it comes to energy efficiency, airtightness and installation speed. But now that the cost of lumber is a premium building material with no benefits whatsoever, ICFs are leaving them in their dust. With prices at $900 per 1,000 board feet or less for ICFs versus $700-plus for typical dimensional wood framing construction today (and costs likely going up), there's really only one way builders can go: towards an even higher quality product that will last decades longer than any conventional materials – namely concrete!

You can't beat concrete. It's reliable, it never disappoints you in terms of performance and price stability, and there has never been a better time to build with ICF than now!

Where do the savings come from?

Insulating values for ICF walls using polystyrene foam compared to wood frames are higher. So ICF walls are expected to cut the conduction losses through the foundation and above-grade walls by about half. And Insulated Concrete Forms (ICFs) housing averaged 1/2 as much infiltration, or air leakage, than frame homes!

ICF walls are designed to be more heat-absorbing than other types of insulation. This property, "thermal mass," allows the wall’s surface temperature to respond slower and less dramatically when compared with a conventional building material's response at extreme temperatures. ICFs also have an additional advantage over traditional construction materials because they can provide protection against fire as well as reduce sound levels for a quieter environment inside your home or business premises.
